Completion of a financial fact find is neccesary before we can provide any advice or recommendation.
The fact find can be completed over the phone, in our office or online at your convenience using our online client portal.
You have done your part, the fact find has been completed and now its up to us.
We check the market on your behalf, sourcing the best terms for your needs.
After reviewing terms from the market, its time for us to go through costs with you and make a professional mortgage recommendation.
Time to get a credit check done with a provider and hopefully obtain a Decision In Principle.
This document is an important step and is usually needed by estate agents to show that you are in a position to make offers on a property.
You have found your new home and have agreed to purchase.
We recheck the market to make sure that our original recommendation is stll suitable.
After discussions with you and on agreement of a suitable mortgage lender and product, we submit a full application on your behalf.
The lender recevies your application and starts processing. This will involve several checks being made
Identity, Address, Income, Affordability & Deposit
The lender will have a surveyor inspect the property to ensure the property is mortgageable and doesn't have any structural issues.
If all of the checks and survey are in order, the lender will issue their formal mortgage offer.
Usual time frame to get to this point can be 5/7 weeks from application.
Our work is done and its time for solicitors to do their bit.
